A New Idea of Home
Most rental models hand you a bill every month for the privilege of staying. We don't.

At LeaseHomez, you pay a one-time refundable lease amount — and from that day forward, your monthly outflow is just society maintenance. No monthly rent. No 11-month renewals. No money disappearing. The lease comes back to you, in full, at the end of the term.
Long-term stays.
Premium homes.
Lower monthly outflow.
— Why Tenants Choose Us
i.

Refundable, not gone.

Unlike rent, which disappears every month, the lease amount is held against your stay and returned at the end of the term — as per the agreement.

ii.

Designed for stability.

No 11-month churn. Lease terms run for 1, 2, or 3 years — built for professionals and families who value continuity over flexibility.

iii.

Premium as standard.

Homes in well-managed gated communities. 24/7 security, clubhouse, pool, gym, parking — the kind of place you'd want to call home.

Three Models

Choose the cashflow that fits your life.

Three ways to live in a LeaseHomez property — pick what works for your budget and how long you plan to stay.

Option I

Standard Rent

  • Low upfront amount (2–3 months deposit)
  • Monthly rent paid like a regular rental
  • Same professional process and documentation
  • Easy entry for short-to-mid stays
When flexibility > cashflow.
Option II

Full Lease

  • One-time refundable lease amount upfront
  • Zero monthly rent* for the full term
  • Pay only society maintenance monthly
  • Lease amount fully refunded at term end*
  • Best for 2–3 year stays
Most chosen by working families.
Option III

Partial Lease

  • Smaller lease amount than Full Lease
  • Reduced monthly rent (vs. standard rent)
  • Lease portion refunded at term end*
  • Good entry to lease living
When you want a middle path.

ii.

Move-In & Move-Out Guidance

From handover-day inspection to move-out documentation, we walk you through every step — so the experience is seamless and disputes don't happen later.

iii.

Free Site Visits — No Obligation

If you're serious about finding a home for your family, we'll show you the maximum suitable options available in your locality. No site visit fees, no pressure.

iv.

Expert Local Advice

Our team has deep understanding of each city's rental market — locality, society reputation, water supply, traffic, schools — so you make an informed decision.

v.

Maintenance Support

One coordinator handles your maintenance requests during service hours, with urgent matters prioritised — so your home stays comfortable and you stay focused on work and family.

Why Tenants Choose Us

Ten reasons
this just makes sense.

When monthly rent disappears from your budget, your money becomes available for what actually matters — savings, education, family goals.

i.

Lower monthly outflow

Replace rent with maintenance only. Most families redirect that monthly amount to savings, kids' education, or future home down payment.

ii.

Refundable lease amount

Unlike rent — which is gone — your lease amount comes back at the end of the term, as per agreement. Zero erosion of capital.

iii.

Long-term stability

1–3 year terms with planned renewals. No annual moving stress, no negotiating rent every 11 months, no surprise vacate notices.

iv.

No premature EMI

Live in a premium home today without committing to a 10–20 year home loan you're not ready for. Lease first, buy later.

v.

Test the locality first

Experience the daily reality — schools, commute, water, neighbours — before deciding to buy. Move out if it doesn't suit.

vi.

Premium gated community

Properties in secure societies — 24/7 security, swimming pool, gym, clubhouse, parking, family-friendly play areas.

vii.

Privacy respected

No surprise visits, no probing questions. As long as you follow the agreement and society rules, your home stays your home.

viii.

Single point of contact

One coordinator from shortlisting to move-out. No bouncing between brokers, owners, and society offices.

ix.

Documented process

KYC, written agreement, move-in inspection, move-out inspection — every step on record. No surprises at refund time.

x.

Better savings discipline

When monthly rent becomes ₹0, your monthly plan becomes simpler. Many families build emergency funds and home down payments with the freed-up cashflow.

Lease vs. Rent vs. Buy

Three paths.
Which one is yours?

Choosing a home isn't only about price — it's about cashflow, flexibility, and what life stage you're at. Here's a clear comparison.

Think Before You Borrow

Avoid the EMI trap.
Lease first. Buy when you're ready.

A home loan can be a great choice — when you're truly ready. But buying a ₹50L–₹1Cr home often means a 10–20 year commitment with constant EMI pressure, monthly stress, and always being answerable to the bank.

"Most people don't regret buying a home — they regret buying it too early."

Six reasons people commit to EMI before they should

i.

Social pressure

"Everyone is buying" — but their income, family stage, and city stability aren't yours. Your timing should be driven by your own readiness, not someone else's milestone.

ii.

Underestimating long-term costs

School fees, health expenses, lifestyle upgrades, emergency fund — EMI eats into the buffer you need for life's real expenses.

iii.

Job & location uncertainty

Office shifts, role changes, onsite travel — buying too early can trap you in the wrong city or locality. Selling a home quickly is rarely easy.

iv.

Fear of missing out

"Prices will rise" is always true — and always sold to you with urgency. The right time to buy is when YOU are ready, not when headlines say so.

v.

Buying bigger than needed

Lifestyle aspiration leads many to buy a home larger than required, before planning realistic monthly cashflow. The EMI then dictates choices for the next 10–20 years.

vi.

Locked into the wrong home

If a purchased home doesn't suit you — wrong locality, wrong layout, wrong society — selling and moving is slow, expensive, and emotionally draining. Leasing lets you change homes at term end with no penalty.

The Smart Path

Lease first.
Buy when you're ready.

  • i.Lease a premium home — pay maintenance only
  • ii.Test the location, society, and commute in real life
  • iii.Build savings, emergency fund, and down payment
  • iv.If it doesn't suit, switch homes easily at term end
  • v.Decide to buy with confidence — not pressure
Lease first → test the location → plan finances → buy when you're ready.
Refund Process

Six steps from move-out
to refund in your account.

At the end of the lease term, the entire lease amount is refunded to you — interest-free, as per the agreement timelines, subject to joint move-out inspection, dues clearance, and proper handover. Here's exactly how it works.

Give move-out notice

Notify us as per the notice period in your agreement (typically 1–3 months). This officially starts the handover process.

Joint inspection & condition report

A joint inspection is conducted at the property. The move-out condition report is prepared, supported by photos and videos. Your move-in photos are the baseline.

Clear all pending dues

Settle and share proof of payment for electricity, water/BWSSB (if applicable), PNG/gas (if applicable), internet (if applicable), and any pending society/association maintenance dues.

Return all access items

Return every item received at move-in — keys, remotes, access cards, mailbox keys, parking stickers. Missing items attract replacement charges.

Share refund details

Provide forwarding address and bank account details for the refund transfer. Double-check IFSC and account number to avoid delays.

Refund processed

Refund processed as per the timeline in your agreement, after all the above steps are complete. You'll receive confirmation when the transfer is initiated.

Possible Deductions

What may be deducted

Limited to what's defined in the agreement and supported by inspection findings. Every deduction is documented.

Unpaid utility or society/association dues
Damages beyond normal wear & tear
Missing keys, remotes, access cards (replacement)
Cleaning or painting (if agreed in contract)
Contractually defined penalties (if triggered)
How to minimise deductions

Protect your refund

Keep the home clean throughout your stay
Fix minor issues before inspection day
Keep all utility bill receipts ready
Return all access items on handover day
Attend the joint inspection in person
Use your move-in photos as proof
Checklists

Move in well.
Move out without disputes.

Proper documentation at both ends protects you and ensures a smooth refund. Use these checklists every time — they take minutes to complete and save weeks of dispute later.

i. Move-In

Before you collect the keys

Complete this on move-in day to keep everything documented for refund time.

Before accepting keys
Confirm flat number, tower, floor, and parking slot
Record meter readings — electricity, water, gas
Test all lights, fans, sockets, geysers, exhaust fans, taps, flush
Check leakage, seepage, cracks, visible damage
Test all doors, windows, locks, balcony grills
Photo/video walls, ceilings, floors, bathrooms, kitchen
Photograph appliances if furnished
Document existing marks/scratches with date-stamped photos
At handover
Collect all keys, remotes, access cards, mailbox key
Sign the Move-In Inspection Report
Confirm society move-in rules and timings
Note maintenance payment method and due date
Clarify rules for visitors, deliveries, pets
Note emergency contacts — society, security, plumber
Best practice
Save all photos to Google Drive / iCloud
WhatsApp key points to yourself for reference
Keep signed agreement and inspection report safe
ii. Move-Out

Smooth handover.
Full refund.

Most disputes come from skipped steps here. Follow the checklist to speed up your refund.

2–4 weeks before
Give move-out notice as per agreement
Book packers/movers in advance
Notify society about move-out date for lift booking
List utility accounts to close or transfer
Before inspection
Pay and collect receipts for all dues
Clear society maintenance dues, get NOC if available
Remove all belongings from balconies and storage
Clean thoroughly — kitchen, bathrooms, floors, windows
Fix small issues you caused
Ensure all appliances (if any) are working
During handover
Attend the joint move-out inspection in person
Sign the Move-Out Condition Report
Return all keys, remotes, access cards, mailbox keys
Share forwarding address and bank details
Take final meter readings, submit copies

Questions Answered

Things tenants always ask.

Honest answers about the program, the lease amount, refund process, and what life looks like inside a LeaseHomez property.

Is this really "rent-free"? +
It's no monthly rent — but monthly society maintenance applies. Under the Full Lease model, you pay no monthly rent for the agreed term. You pay a one-time refundable lease amount upfront, plus monthly maintenance per the agreement. Utilities (electricity, water, gas, internet) are paid separately as per actual usage.
Is the lease amount fully refundable? +
Yes. The refundable lease amount is returned as per agreement terms — subject to joint move-out inspection, full dues clearance, and proper handover of access items. The refund timeline and any conditions are clearly defined in your agreement before move-in. Full transparency, no surprises.
Who is this model best suited for? +
Working professionals (IT/Corporate) and families who want premium gated community living without long EMI pressure and prefer a stable 2–3 year stay. It may not suit those needing very short stays of a few months, or those who cannot arrange the refundable lease amount upfront.
Can I buy the flat later if I like it? +
Yes. Many tenants lease first to test the location, society, and lifestyle before deciding to buy. Leasing is a smart way to experience daily commute, water supply, neighbours, and schools before committing to a long-term home purchase.
What documents are needed? +
Standard KYC and verification — typically ID proof (Aadhaar/PAN/Passport), address proof, and employment or business proof. Exact requirements are shared during shortlisting. We follow a structured verification process to maintain a respectful, secure community environment.
How long is the typical lease term? +
Most tenants prefer 2–3 years for stability and to maximise the value of the upfront lease amount. The exact term depends on the property, owner agreement, and your needs. Renewals are possible at the end of the term, often with the same property.
Can I move out before the term ends? +
Early exit is possible per agreement terms. The notice period (typically 1–3 months), conditions, and any applicable charges are clearly defined in your agreement. We recommend understanding these terms before signing — no surprises later.
What deductions can happen from my lease amount? +
Limited to what's defined in the agreement and supported by joint inspection findings — typically: unpaid utility/society dues, damages beyond normal wear & tear, missing keys/remotes/access cards (replacement cost), and cleaning/painting only if agreed in the contract. Every deduction is documented.
How can I minimise deductions at move-out? +
Follow the move-out checklist: clear all utility bills, attend the joint inspection in person, fix minor issues before inspection day, return all access items on handover, keep the flat clean. Your move-in photos are your best protection — save them safely.
Are properties in gated communities? +
Yes — most LeaseHomez properties are in secure gated communities by reputed builders. Amenities like 24/7 security, swimming pool, gym, clubhouse, parking, and children's play areas are standard. Specific amenities vary by property and society rules.
Can bachelors take a lease property? +
Eligibility depends on the specific property and society rules. Many properties are family-preferred, but options exist based on availability. Reach out and we'll find suitable options for your profile, profession, and city.
Can I bring pets? +
Pet rules depend on the society and property. Some societies are pet-friendly, others have restrictions. We'll confirm pet eligibility for any shortlisted property — please mention your pet upfront so we can match you with suitable options.
Who pays for utilities? +
Usually the occupant pays as per actual usage. Bills are typically transferred or registered in the tenant's name during move-in. This is clearly defined in the agreement before you move in — no surprises about who pays what.
Furnished and unfurnished options? +
Both available depending on the property. Furnished, semi-furnished, and unfurnished homes are listed clearly. Furnishing details for each property are shared during shortlisting so you can make an informed decision.
Why pay a big lease amount upfront — why not just rent? +
Rent is a continuous monthly outflow that doesn't come back. Lease reduces monthly outflow to maintenance only, but needs a higher upfront refundable amount. Over a 2–3 year stay, savings on monthly rent often add up meaningfully — and the lease is fully refundable. It's a cashflow choice based on your situation.
What happens at move-out? +
A joint move-out inspection is conducted, all pending dues are cleared, all keys and access items are returned, and the refund is processed as per the timeline in your agreement. The whole process is documented end-to-end with photos and a signed condition report.
Is this model safe? +
Yes. We follow a fully documented process: KYC, written agreement, move-in inspection report, move-out inspection report, and structured handover. Every step is on record. Your move-in photos and inspection report serve as your protection if there's ever a question at refund time.
What if there's a dispute? +
We follow a documented process at every step: KYC, written agreement, move-in inspection, move-out inspection, structured handover. All terms are recorded in writing. In case of disagreement, the agreement and inspection records serve as the basis for resolution — full transparency on both sides.
How quickly can I move in? +
Once you finalise a property and complete KYC, the agreement and move-in can typically be completed within 7–14 days, depending on document readiness, property availability, and society approval timelines. Some moves happen faster — discuss your target date with our team.
